You've never had more homes to choose from...
- There are currently 3.75 million homes for sale. Inventories in recent months have been at record levels, offering consumers the greatest choice in decades.
- However, inventory levels are falling, and the selection of homes will become limited once again.
- Former Federal Reserve Chair Alan Greenspan recently said that housing prospects are looking up. "Most of the negatives in housing are probably behind us. The fourth quarter should be reasonably good, certainly better than the third quarter." According to industry estimates, 2006 will be the third-best year on record for home sales.
- At 6.4 percent, the average 30-year fixed rate mortgage rate remains near 40-year lows. This is more than an entire percentage point below 2000 levels. For a $250,000 loan, a drop from 7.5 percent to 6.5 percent means an annual savings of $2,000.
- The average home value increased by 88 percent over the last ten years. In the decade to come, the number of US households is expected to increase by 15 percent, which means housing will stay in high demand.

- Hand crafted furniture: Look for wood with intricate carvings, metal with detailed scroll work, and handwoven finishes such as rattan.
- Leather combined with fabrics: Leather furniture is still hotter than ever but this year leather will be seen in a whole new way as it is mixed in with different fabrics to create texture and interest in home accent pieces.
- Home made accents: From hand made sofa throws to embellished lamp shades, there's plenty of room for DIY projects this year. Anything that looks hand made or traditional is in.
- Natural Elements: Bamboo flooring and rattan furniture are hot. Anything that reflects elements of nature such as wood is in. Plus, bamboo floors are very durable and eco-friendly.
- Colors: Blues and greens set in a neutral background are the "in" colors for 2007. Wall colors in creamy beiges and gold with warm browns and pumpkin spice accents will be the dominant force.
- Ethnic Furniture and Accents: The global influence in home furnishings is huge. With Internet shopping it is easier than ever to find furniture and home accent pieces made in countries all around the world.
- Space Saving Furniture: Big and bulky is out. Multi-purpose furniture is in. Narrower sofas, coffee tables, and dining furniture are all in.
- Functional Art: Look for artistic home accents that serve a purpose. Design lighting is an excellent example. A large selection of light sculptures can be found in lighting stores and on the Internet. Almost all home furnishings are now being made in an artistic form.
- Counter height bistro sets: A casual dining atmosphere is a reflection of today's busy lifestyles. A less formal setting allows families to relax and share a quick meal together.
- Room Divider Screens: Both decorative and functional, room dividers are definitely making a comeback. Used in studio apartments to define living spaces they provide privacy and a feeling of separate rooms. In larger spaces, room dividers are used to break up the space or strictly as a home accent piece. Room dividers are also being used creatively, such as using as a headboard.

By cutting fat and sugar, you also cut calories. How much can you leave out without affecting the flavor and consistency of the food? Apply the following general guidelines:

- Fat. For baked goods, use half the butter, shortening or oil and replace the other half with unsweetened applesauce, mashed banana or prune puree. You can also use commercially prepared fruit-based fat replacers found in the baking aisle of your local grocery store.
- Sugar. Reduce the amount of sugar by one-third to one-half. When you use less sugar, add spices such as cinnamon, cloves, allspice and nutmeg or flavorings such as vanilla extract or almond flavoring to enhance the sweetness of the food.
- Sodium. Reduce salt by one-half in baked goods that don’t require yeast. For foods that require yeast, don’t reduce the amount of salt, which is necessary for leavening. Without salt, the foods may become dense and flat. For most foods, however, you can reduce the salt by one-half or eliminate it completely.
